HCA Healthcare will be the sole tenant of the massive 713,000-square-foot spec warehouse in the University Park at Bridgewater business park built on a former golf course off State Road 33 near I-4, Tampa Bay Business Journal reported.

The report was attributed to real estate sources. HCA, a large national for-profit hospital group, did not respond to requests for comments. The article can be found here, but is available only to Tampa Bay Business Journal subscribers.

The spec warehouse, completed about two months ago, is the first building at the business park, which will exceed 1 million square feet at completion. The deal was signed in late May, TBBJ reported.

The 183-acre business park is being developed jointly by Transwestern Development Co. and Crow Holdings Capital Real Estate. A spokesman for the developer did not respond to a request for comments.

Likewise a spokesperson for real estate brokers Cushman & Wakefield Inc. declined comment.

The proximity to I-4 and large stretches of open land have made the State Road 33 area near Florida Polytechnic a magnet for large logistics projects as Lakeland’s central location has attracted e-commerce and other distribution companies.

At more than 700,000 square feet, this is thought to be one of the largest spec warehouses in Florida. It is just down State Road 33 from the 605,412-square-foot Center State Logistics warehouse that was built on spec and was occupied in 2018 by a Gatorade distributor.

The Lakeland City Commission allowed expansion of the business park in 2017 over the objections of nearby homeowners in the BridgeWater community.

The Golf Club at BridgeWater closed in 2011 after filing for bankruptcy in 2009.
